Real Estate: Regional Markets Sluggish, But F.C. City Home Sales, Prices Continue to Astound
According to the most recent Bright MLS local home year-over-year sales report for Aug. 2026, Falls Church City continues to lead the region in "Closed Sales" and "Median Sales Price."
While markets were soft in Fairfax City (with a 35.3 percent drop), Alexandria City (with a 28.6 percent drop), Loudon County (with a 16.9 percent drop), and Washington, D.C. (with a 19.5 percent drop), the City of Falls Church jumped in closed home sales 37.5 percent compared to last August.
Falls Church City also far exceeded other nearby jurisdictions with $1,250,000 "median sales price" for purchased homes (up 76.7 percent over last August), while the nearest figures in nearby areas were: Arlington County at $860,000, Alexandria City at $752,500, and Loudon County at $771,000.
According to a Sept. 15 article in Fairfax Now, "Metro-area sales [are] down," while "prices [are] up."
"Across the Washington metropolitan area, sales in August stood at 3,872, down 9.2 percent from a year before," FFX Now reported. "The median sales price was $640,000 region-wide, up 2.4 percent, according to figures reported by Bright MLS."
"Lisa Sturtevant, the organization’s chief economist, said economic headwinds remain a major factor in the local market," FFX Now reported. “'With mortgage rates remaining elevated and affordability a growing challenge, many prospective homebuyers in the D.C. region are holding back, waiting for more favorable market conditions later in the year.”
“Expect a relatively slow fall market, with fewer buyers and sellers, slower price growth, and homes taking longer to sell,” Sturtevant said, according to FFX Now. "Across the region in August, buyers had 11.3 percent more homes to choose from than a year before, but showing activity was down 7.3 percent. For the first eight months of the year, total sales across the metro area stood at 33,786, up 0.6 percent from the same period in 2025. Showings for the first eight months were up 0.8 percent to 751,581."
With the Federal Reserve's announcement yesterday of its first benchmark rate increase – from 3.75 to 4.0 percent – since July, 2023, cautious area buyers and sellers pressed by high fuel prices and federal job losses, are likely to keep regional markets sluggish in the coming months
League of Women Voters of Falls Church Creates Brief Voter Guide to 2026 Midterms
The League of Women Voters of Falls Church (LWVFC) has created a two-page voter guide to the upcoming midterm elections (see below).
The voter's guide contains logistical information on where, when, and how to vote or to register to vote, and also includes the names of the candidates and specific information about the Virginia constitutional amendments on the ballot.
LWVFC is a non-partisan organization, so the guide does not contain support for any candidate or party.
The League is a "political grassroots network and membership organization that believes the freedom to vote is a nonpartisan issue. For more than a century, we’ve worked to empower voters and defend democracy. As a women-led organization, we encourage everyone to take part in our democracy."
Falls Church Arts to Host Talk with 6 'Geometrix' Artists, Sept. 20
Falls Church Arts will host an Artist Talk on Sunday, Sept. 20 from 2-4:00 p.m. The event "will be an invigorating and inspiring discussion featuring six artists from the Geometrix exhibit," artist Susan Hillson of Falls Church Arts told us.
The panel will offer a behind-the-scenes look at the exhibition as artists discuss their inspiration, creative processes, and artistic visions. It will also examine connections among the works and explore the exhibition’s themes. Artist, Asia Anderson, will moderate.
The event will conclude with an audience Q&A.
Participating artists include: Annie Gedicks, Alex Ingebritson, Nolan N., John Charles Koebert, and Jasper Simons.
Artists, collectors, and art enthusiasts are invited to deepen their connection with the work and the artists who created it.
Light refreshments will be served.

Geometrix Juror's Choice Award Goes to Koebert's 'Study for Samara'
“Study for Samara” Wins Top Honor at 'Geometrix' Opening
John Charles Koebert’s “Study for Samara” received the Juror’s Choice Award at the August 29 opening of “Geometrix,” an all-media exhibition at Falls Church Arts.
Juror Sherry Trachtman described the acrylic-on-canvas work as “elegant and
meditative.” She noted that its uniformly flat surface creates a sense of direct simplicity, while its bold colors and interlocking geometric shapes make it visually satisfying.
At the Foundry Gallery of Contemporary Art in Washington, D.C., Koebert's "Study for Samara II" – companion to his "Study for Samara" – was described in a gallery blurb for Koebert's Selected Works exhibition as follows:
The work of John Charles Koebert represents a decades-long commitment to craftsmanship. Evolving each geometric work from a painstaking study, the larger piece represents a leap in scope and artistic precision. However, the inspiration for each piece is part of Koebert’s personal history. Every shape, color, and line call back to a story carried across years of artistic discovery.
The two pieces which represent Study for Samara are held together by the juxtaposition of lush layers of orange with violet tones. Delightful pastel shapes are blended with subtle lines, like the map of a distant paradise. Is Samara a person, a place, or an ideal? With memories the destination is the same.
What are the exact stories for these pieces? You’ll have to ask the artist himself. As Koebert says, “The exhibit is personal statement about my life and my commitment to art. All of the pieces have a story to tell.”

Falls Church Arts Gears Up for 2026 'Scenes in the City' Plein Air Festival
Falls Church Arts is hosting the "Scenes in the City" Plein Air Festival this year and the festival wraps up on Saturday, Sept. 26 with a half-day of events.
Artists have had three weeks to paint outdoors in various locations in historic Falls Church. The event culminates Sept. 26 with the Festival and Competition, when the participating artists will compete for cash prizes and sell their work.
It's an exciting day and a demanding one for the team of volunteers who organize the event.
The Quick Draw contest runs from 8:00 a.m. to 11:00 a.m. and artists generally find a picturesque perch somewhere on the City Hall grounds or near Cherry Hill Barn to paint.
Visitors will vote for their favorite painting, and the award presentation will start at noon. The competition is juried and this year, noted artist and instructor Glen Kessler will jury the event. Glen is the founder and director of The Compass Atelier in Kensington, Md.

Creative Cauldron Stage is an award-winning non-profit theater and educational arts organization whose innovative programs in the performing and visual arts embody collaboration, experimentation and community engagement. Virginia Dream FC Advances in U.S. Open Cup Qualifiers
Falls Church, VA, Sept. 14 – What a week it's been for Virginia Dream FC!
On Sunday, September 6, The Dream traveled to Laurel, Md. to face Bridge Sports Club in UPSL competition. After giving up the opening goal just two minutes into the contest, Virginia Dream ended the half with a 4-1 lead. The final result was 4-3, with goals by Fela Osifesu, Mike Akinkoye and 2 by Caleb Pritchett.
On Thursday, September 10 the team hosted Hub City at Meridian High School's “The Cloud” in a weather makeup game. Virginia Dream dominated from start to finish, routing Hub City 3-0. Diarra Zoumana, the team’s leading scorer, netted 2 and Roshawn Panton scored 1. These two victories put The Dream in second place in the UPSL table with one game in hand.
This past Sunday, September 13, The Dream started its U.S. Open Cup Qualifier Rounds with an away match against Arlington SAPro. Thirteen minutes into the game Jake Cambell scored on a beautiful header off of a Zoumana free kick. The Dream added another goal in the 74th minute with a delicate finish to the back post by Mike Akinkoye, making the final result 2-0. With this victory, Virginia Dream advances to the Second Round of qualifiers for the U.S. Open Cup.
Having qualified for the US Open Cup the previous two years, Virginia Dream FC went on to defeat two fully professional teams, Richmond Kickers in 2025 and Carolina Core in 2026!

PACKET PICKUP: Opens Friday, Sept. 18, from 4:00–7:00 p.m. at Meridian High School (121 Mustang Alley, Falls Church, Va.) On Saturday, Sept. 19, packets can be picked up either at Meridian High School from 9:00 a.m.–12:00 p.m. or at the Falls Church Fall Festival from 10:00 a.m.–4:00 p.m. Packets will also be available on race morning, Sunday, Sept. 20, starting at 6:45 a.m. at the race site.
WARM UPS: Begin at 7:45 a.m. Please allow for enough time to park and to get to the starting line on time. The starting line is in the 300 block of Park Ave., between the City Hall and Mary Riley Styles Public Library.
RACE: The 5K will begin promptly at 8:00 a.m.; if you intend to run 7-minute miles or below, please line up at the front. The 1-Mile Fun Run will begin at 8:05 a.m., and we ask that you line up at the back of the running pack and wait for a separate start command. The one-mile course turns left on Virginia Avenue from Great Falls. Check out the course map.
POST-RACE: Water and granola bars will be available at the end of the race. Kids (and kids at heart!) can enjoy the face painting, and family friendly games at the conclusion of the race.

Ferlazzo Auditorium in Woodbridge, Va., for two performances on Friday, Sept. 25 at 7:00 p.m. and Saturday, Sept. 26 at 3:00 p.m.
Set within a Black household, The Arrangement exposes the unspoken rules, quiet wounds and generational patterns of colorism that can influence family relationships and individual identity.
When a long-kept family secret surfaces, each member of the family is forced to confront the privileges, resentments and survival strategies that have shaped who they are — and how they see one another.
Blending humor, heartbreak and revelation, The Arrangement explores what happens when truths buried within a family can no longer remain hidden.
At the center of the production is one urgent question: What happens when the truth rearranges everything you thought you knew about love, loyalty and yourself?

Literacy Tutoring Collaboration to Host First Annual 'Book Bash' at Cherry Hill Park, Oct. 3

Local literacy non profit, Literacy Tutoring Collaboration, is hosting its 1st annual Book Bash on Saturday, Oct. 3, from 9:00 a.m.-12:00 p.m. at Cherry Hill Park!
Join us for a FREE, family-friendly morning celebrating the joy of reading! This community Book Swap is simple: bring a book you’ve loved, share it with your neighbors, and take home another great read. Books for readers of all ages are welcome, including adults.
While you’re here, enjoy face painting, outdoor games, crafts, and a live DJ. Bring the whole family and come ready to read, play, and have fun!

The Meridian Volleyball Team is raising funds for the Side-Out Foundation to support breast cancer research.
Want to surprise a friend, neighbor, coach, teacher, or teammate with a yard full of flamingos?
Here’s how it works:
Make a donation of at least $35 to the Side-Out Foundation through Flock My Friend. Fill out the flocking form with your designated friend’s information: Flocking Form.
The Meridian Volleyball Team will do the rest!
A flock of 12 fabulous flamingos will take over their yard for 24 hours before flying off to their next destination.
Flocking takes place Sept. 23 – Oct. 4.
