Real Estate: W. Annandale Rd. Mixed-Use Project Abandoned, Developer Lists Lot for Sale
Following is drawn from The Washington Business Journal:
One July 29, The Washington Business Journal Posted on X, "The owner of a vacant Falls Church lot has abandoned its plan to build a mixed-use development there and has instead put the property up for sale."
The property, located at 419 W. Annandale Road in Falls Church, is just under an acre and consists of a paved parking lot and overgrown trees. It sits on the northwest corner of South Maple Avenue and Annandale Road and is across the street from the Lucky Strike bowling alley.
The land is zoned for central business uses and is designated as a mixed-use area in the city’s future land use map.
JLL began circulating the listing on Monday [July 27], though marketing materials do not include a sale price. The vacant lot was most recently assessed at $2.7 million, according to Falls Church property records.
Bethesda’s Stewart Investment Partners acquired the property in an off-market deal for $4.6 million in 2022. In partnership with with Bethesda-based Cascade Realty Partners, it applied in 2024 for a special exception application with Falls Church to build a 258,000-square-foot, seven-story residential tower that would include around 200 units and ground-floor retail.
The project was presented at a city council work session and planning commission town hall but never advanced. City staffers have not heard any updates about the development “beyond conversations with council that transpired in early summer of 2025,” Matt Mattauszek, director of community planning, said in a statement to the Business Journal.
Stewart Investment Partners and Cascade Realty Partners did not respond to multiple requests for comment about the decision to abandon the project and sell the property. JLL also did not respond to a request for comment.
The mixed-use development plan had also proposed the consolidation of the lot with two adjoining parcels — one owned by Burke & Herbert Bank, which has a branch behind the vacant lot, and the other owned by the city. Both are still listed in city land records as the owners of the secondary parcels, which are not included in the proposed sale.

Arlington's South Block to Open New Eastern Market Location
Community-Driven Smoothie Café Continues Expansion with New D.C. Café at 700 Penn.

South Block, the Northern Virginia-born smoothie café, has signed a lease with EastBanc Inc. at 700 Pennsylvania Avenue SE in Eastern Market with plans to open in early 2027.
Founded in 2011, South Block has expanded throughout the region by pairing fresh food with its mission of making people feel awesome one block at a time. The Eastern Market location continues that mission, bringing the brand's feel-good menu and community-focused experience to one of Washington, D.C.'s most iconic food markets. The Eastern Market location will be open Monday through Friday from 7:00 a.m. to 8:00 p.m., and Saturday and Sunday from 8:00 a.m. to 8:00 p.m.

The new location will serve South Block's lineup of made-to-order açaí bowls, smoothies, juices, toasts and other fan favorites, all crafted with fresh fruit and organic, fair-trade açaí. To celebrate the opening, South Block plans to host a block party featuring a live DJ, family-friendly activities and free açaí bowls for the first 100 guests.

Virginia Dream FC’s forward Diarra Zoumana has had a very successful 2026 – and the year is not even over yet!
The personal accolades started accumulating in the Spring 2026 U.S. Premier Soccer League (UPSL) Season. By the end of it, Zoumana had scored 13 goals in the Virginia North Conference and earned the Golden Boot Trophy.
He followed the Spring UPSL season with an even more impressive National Premier Soccer League (NPSL) season. The Virginia Dream FC forward scored 9 goals during the regular season, added 2 more in the playoffs and finished the season with the NPSL Mid-Atlantic Conference Golden Boot Trophy. In addition, Zoumana was voted the NPSL Mid-Atlantic Conference Most Valuable Player. With the Fall 2026 UPSL Season beginning August 16, this year could be his most impressive yet!
On Sunday, August 16 Virginia Dream begins its 2026 UPSL Fall Season by hosting Hub City FC at Meridian H.S.'s "The Cloud." Kickoff is 7:00 p.m.

For the first time ever, Falls Church will be hosting a Summer Restaurant Week, from Friday, Aug. 21 through Sunday, Aug. 30.

F.C. League of Women Voters Hold 'Democracy Rocks!' Scavenger Hunt, Through Aug. 4
A Scavenger Hunt of Historic Sites Around Falls Church
To help commemorate the 250th anniversary of the country, the League of Women Voters of Falls Church is holding the Democracy Rocks! Civics Scavenger Hunt.
The scavenger hunt is designed to teach children facts about history and civics – and encourage adults to vote in the primary election on Tuesday, Aug. 4. The event launched this past Sunday, July 19, and will run through Aug. 4.
Kids get a copy of a map and log sheet, then use the map to find Civics Stands with "Democracy Rocks!" tags around Falls Church City. On the back of each tag is a message about civics or history. They'll record the missing word from the back of the tag on their log sheet, then turn the completed sheet in for a chance to win a prize.

This special event, beginning at 9:00 a.m. on Aug. 1, invites the community to experience the remarkable shadow alignment of Nancy Holt’s iconic sculpture, Dark Star Park.
At approximately 9:32 a.m., the spheres and poles of Holt’s Dark Star Park will cast shadows that align perfectly with permanent shapes on the ground. This symbolic moment marks the founding of Rosslyn and transforms the park into a striking space of cosmic connection. Light refreshments will be provided by the Rosslyn Business Improvement District to add to the festive atmosphere.
Dark Star Park remains one of Nancy Holt’s most significant urban installations, offering an accessible and profound immersive experience. Holt (1938–2014) was a groundbreaking artist whose work spanned various media, including poetry, film, video, land art and large-scale public sculptures. Her art continually pushed boundaries, challenging our perception of the world and our place in it.
Dark Star Park is located at 1655 N. Fort Myer Drive (at the convergence of N. Fort Myer Drive and N. Lynn Street, just off Route 50/Arlington Boulevard and two blocks from Rosslyn Metro).
Fairfax County Celebrates Nation's 250th with LEGO Exhibit

Celebrate Fairfax County's 250th anniversary with an immersive LEGO installation crafted by the Northern Virginia LEGO Users Group (NOVA-LUG). The exhibit showcases custom-built LEGO creations representing each of Fairfax County's nine districts, along with Fairfax 250 logo mosaics including Tysons Corner Center, Great Falls, Wolf Trap, and more!
The installation is located on Level 1, near Wasabi and Oakley. Follow along and watch the display evolve monthly, culminating in seasonal neighborhood streetscapes for October, November and December.
NOVA-LUG is the Northern Virginia LEGO Users Group, a hobby club for AFOLs (Adult Fans of LEGO) in the northern Virginia area and beyond. The group officially formed in 2024, though many of our members have been displaying publicly both solo and in-area collaborations for over a decade. NOVA-LUG is a group of builders focused on improving our skills, impressing the community, and showcasing the limitless creative potential of LEGO bricks through collaborative builds, group projects, and display events.

Learning Quest Launches LEGO Drive to Create ADA-Compliant Mobility Ramps

The Learning Quest, a non profit I work with, is launching a community-wide LEGO Drive to collect donated LEGO bricks and transform them into one-step ramps for strollers and or heavy duty garbage bins for neighbors and or businesses.
These colorful ramps, inspired by projects around the world, can help people using strollers, and other mobility aids navigate single-step entrances. Working with volunteers and local youth, The Learning Quest will build ramps that meet ADA design standards and are provided free to community members where appropriate.

Greening of Lincoln Project: City Announces Public Info Hearing July 30
The City of Falls Church is hosting a Public Information Hearing on the Greening of Lincoln Avenue – Phase B project, focused on improving stormwater infrastructure, roadway conditions, and pedestrian safety along Lincoln Avenue.
The hearing – with updates, plan reviews, and 3-minute public comments – will be Thursday, July 30, at 7:00 p.m. in Council Chambers at City Hall.
According to the City's website, the project is designed to address:
- Frequent flooding and aging stormwater infrastructure;
- Failing roadway conditions due to a deteriorated sub-base;
- Lack of ADA-compliant sidewalks and crosswalks;
- Community requests for safer, greener, and more pedestrian-friendly streets.
